all New Yorkers. The Asset Management Operations Department i s
responsible for protecting and enhancing the value of City-owned
real estate assets and to serve the operational needs of tenant
businesses. In addition, the Department collects lease and fee
income revenue for EDC and assists EDC in the allocation of
resources among its properties. Position Overview: This is a
supervisory Site Supervisor field position that will oversee the
Operations and Maintenance (O&M) of City-owned properties
within the Asset Management portfolio at NYCEDC, specifically the
Teleport Campus in Staten Island NY and other properties as
assigned within the EDC portfolio. The Teleport Campus is comprised
of 5 large office buildings and associated common areas such as
parking lots, drive ways and greenways. Essential Duties &
Responsibilities: Maintenance & Repairs : Perform preventive
maintenance, repairs, and emergency services on EDC properties as
directed, including but not limited to low voltage electrical
equipment/systems, plumbing, heating ventilation and air
conditioner (HVAC), mechanical systems, carpentry, painting,
masonry and other general repair needs. In-house repairs should be
done Contracted Repairs : For repairs and maintenance needs that
fall outside of general repair, liaise and coordinate needed
services with EDC Facility Director and appropriate EDC retainer
contractors. Provide access and escort contractors for retained
services as needed. Contractors should not be left to their own
devices and should always accompanied by EDC personnel when
performing a repair/service. Supervisory Duties: This position is a
supervisory role that will have at least 1 direct report. As such,
certain administrative duties such as time sheets, performance
reviews, employee development and other supervisory duties are
expected in this role. Direct reports are subject to change at the
manager's discretion. Training: Develop training program for direct
report that will further their skillsets and technical knowledge of
building and campus systems. Provide guidance in the form of
on-the-job training and coaching so as to build towards a
well-rounded team. Inspections & Work Orders : Partner with Campus
Lead to ensure that the campus and its facilities are routinely
inspected, and work orders are logged appropriately in accordance
with EDC requirements. Ensure direct reports are properly tasked
and equipped to log and perform scheduled inspections and work
orders that occur at the campus. Communication and Report Outs : Be
able to articulate and communicate effectively to internal EDC
peers and external partners when the need arises. Have the ability
to report on repairs/projects in order to provide status updates to
stakeholders to keep them informed. Field Management : Assist in
management of on-site EDC Field Staff and contracted retainer
workers. Support and aid in the coordination of contactor site
visits and or repairs. Ensure appropriate coverage and overlap
among EDC/Contracted staff at the campus. Specifically, coverage
for the fire suppression system at the campus. Emergency Response:
Respond to emergencies as required. Must be available and
responsive 24/7 and able to help provide solutions during the
decision-making process as issues arise. Specific to the Teleport
Campus, is the unique electrical distribution system that is
controlled via a onsite substation. Critical campus electrical
services and infrastructure is controlled by this substation. It is
critical for this system to be monitored and tended to, should the
need arise. Snow Removal: During snow events that require removal
duties, partner with the team to establish logistics plans to
address removal duties and coordinate with appropriate contractors
to ensure there is coverage for the removal event. This position is
expected to report onsite to coordinate with field staff and
participate in removal actions. Duty Station and Site Reporting :
This is an onsite position that requires a 5-day presence at the
Teleport campus with travel to our main office at One Liberty Plaza
as needed. Work schedule may include weekend coverage and is
subject to manager approval/consideration. Other duties as
assigned. Qualifications: High School diploma or equivalent 5 years
of experience required with working knowledge in maintenance,
inspections and repairs Ability to use handheld and desktop
computer devices to enter work orders and document completed work
Valid New York State Commercial Driver License (CDL) with a clean
driving record, maintained throughout employment Working knowledge
of construction and general repair techniques, including experience
in electrical, plumbing, heating/air conditioning, and
trade-related equipment Ability to push, pull, and carry objects
required to perform job duties Experience using hand and power
tools, materials, and equipment associated with
construction-related trades Ability to communicate effectively in
verbal and written formats; proficiency with Microsoft Word and
Outlook; experience using two-way radios and smartphones New York
City residence is required within 180 days of hire Salary Range
